First DBSS in Yishun - Adora Green : Unique Features

1. LOCATION

• Matured estate

~ Wide range of amenities within reach. Well established & plans for rejuvenation of Yishun.

~ A rejuvenation programme for Yishun Town Centre promises to breathe new life into the middle-aged estate. Count on new community spaces, improved pedestrian linkages, and an integrated mixed-use development with bus interchange at Yishun Central. New park connectors will make it easier to get from nearby homes to Lower Seletar Reservoir, while the park around Yishun Pond will be enhanced for residents’ enjoyment.

• Yishun & Khatib MRT Station Within Reach + Possible Future MRT to JB

~ Well served by 2 MRT stations.

~ Upcoming Thomson Line. The 27km Thomson Line (TSL) will run from Woodlands to the heart of Marina Bay, complementing the North-South Line and serving areas that do not currently have direct MRT links, such as Sin Ming, Kebun Baru and Thomson.
Residents can look forward to faster trips to the city via the TSL.

- With the recent agreement between the Malaysian / Singapore Government to settle the issue of the railway line, one point proposed was the possible linkage of the current MRT systems to JB to facilitate travelers from both countries and boost business opportunities. If the plan is implemented, will result in likely price appreciation in the location (due to proximity to JB)

• Well connected via the major arterial transportation networks

~ CTE, SLE & BKE + Upcoming NSE (North-South Expressway).

~ The 21km North-South Expressway (NSE) will similarly complement the CTE, providing
additional capacity to serve the expected increase in travel demand along the northsouth corridor. The NSE is expected to cut travelling time to the city by 30 percent

~ A new road connecting Yishun Ave 7 to the CTE and TPE is proposed. It will provide residents of the North, especially Yishun, an alternative route to surrounding expressways.

• Amenities at a stone’s throw away
~ wet market, food centre, clinics, 24-hrs MacDonald’s.

• Near many schools & institutions
~ From primary to secondary schools, followed by tertiary education, Yishun is well equipped with educational institutions for the younger generation.

• Eat, shop & unwind with a variety of eateries & malls within walking distance, a drive or MRT stops away
~ Yishun Central, North Point Shopping Centre, Sembawang Shopping Centre, Chong Pang Food Centre, etc.

2. ABUNDANT BUSINESS OPPORTUNITIES
(More jobs closer to home + potential increase value of homes)

• Khoo Teck Puat Hospital
~ The hospital staff will be looking for homes nearer to their workplace.

• Woodlands Regional Centre
~ New office and retail developments could spring up at the Woodlands Regional Centre (WRC) in the medium term. Besides increasing retail opportunities for residents of the North, the timely development of the WRC will also generate more jobs in the region.

• More Industries in the North

~ New industrial areas are planned for the fringes of Woodlands and Sembawang Towns, along Woodlands Ave 12 and Gambas Ave. An additional 35ha of land near the Mandai Industrial Estate has also been reserved for a large industrial park to be developed in the medium term. These industrial sites will bring jobs closer to residents of the North.

~ More jobs will also be generated by several industrial land sale sites in Woodlands and Yishun when construction is completed.

• Seletar Aerospace Park
- Located in Seletar, the S$60 million plan to develop 140 hectares of land adjacent to Seletar Airport will further strengthen Singapore's position as an aviation hub. The development of the new aerospace park is geared towards delivering additional space for industry expansion, and complement existing aerospace activities at Changi North and Loyang.
Tenants include major MNC such as Rolls Royce / ST Technologies. Jobs created = more demand for housing in the locality.

3. NEW & GREENER ENVIRONMENT

• New & Nicer Parks
~ To let people enjoy the waterfront, PUB will be developing new parks around Lower Seletar Reservoir: At Family Bay, exciting new facilities such as a water play area for children, water stage for performances, and radio control boating, will provide family fun. At Rowers’ Bay will be equipped with spectator galleries for rowing competitions, and will double as a serene picnic area at other times.

~ A neighbourhood park at Yishun Central is already undergoing improvement works. Two interim parks will be created in Yishun too, along Yishun Ave 1.

• Linking Up Parks
~ The 9km of park connectors existing in the North today will be extended to 90 km within 10 to 15 years, providing a seamless route for cycling and jogging between Sungei Buloh Wetland Reserve in Lim Chu Kang, Lower Seletar Reservoir in Yishun, and the Central Water Catchment area.

~ Along the way, the network will join up with various parks and waterbodies of the North, including Admiralty Park, Sembawang Park, and Yishun Park.

4. YISHUN HERITAGE

~ Unbeknownst to many, for example, is that places like Nee Soon and Chong Pang owe their names to pioneers of Singapore.
~ To raise awareness of Yishun’s history, the National Heritage Board will be developing heritage trails and historical markers in Yishun Town.
